What’s Actually in a Steel Building Quote (and What Isn’t)

You ask three companies to price the same building and get three very different numbers. That doesn’t mean one is a bargain and one is a rip-off. Usually it means the quotes aren’t measuring the same thing.

The lowest number on paper is often the highest number by the time the building is standing. Here’s how to read a quote so you’re comparing apples to apples.

The building itself

This is the part most quotes agree on: the primary frame, secondary framing, and roof and wall panels. But even here, ask two questions:

  • What gauge and coating? Cheaper panels and thinner steel lower the number today and cost you in rust, maintenance, and lifespan later.
  • Is it engineered for my site’s loads? A building priced for a mild climate is cheaper than one engineered for your actual wind and snow. If the loads aren’t stated, the price isn’t real. Link: International Code Council

What most quotes quietly leave out

This is where quotes drift apart. Watch for whether the quote includes these or leaves them to become change orders later:

  • Freight — is delivery to your actual site included, or added later? On a smaller building, freight can be a meaningful share of the total.
  • Anchor bolts, sealant, fasteners, trim — small items that add up and are easy to omit from a headline price.
  • Doors, windows, insulation, gutters — often quoted as “options.” Make sure you’re comparing the same set of them.
  • Engineering and permit drawings — included, or a separate charge?

The costs that aren’t on any quote

Even a complete building quote isn’t the whole project cost. Budget for:

  • The foundation / concrete slab — a 4–6″ slab is a real line item, separate from the building.
  • Erection/labor, if you’re not putting it up yourself.
  • Permits and site prep.

A good company will tell you about these up front, even though they’re not selling them to you. That honesty is itself a signal.

The one question that cuts through it

When you’ve got the quotes in front of you, ask each company the same thing:

“What would make this price change between now and delivery?”

An honest answer — steel prices, options you haven’t finalized, freight based on final site tells you they’re being straight with you. A quote that claims nothing could ever change it is usually the one that changes the most.
